Vacant units do not pay rent. The faster a unit goes from move-out to move-in ready, the better. A consistent turnover checklist helps your team and your contractors work in the right order and avoid return trips.
1. Inspect on move-out day
- •Walk every room and take photos.
- •Test lights, outlets, faucets, toilets and appliances.
- •Note wall damage, stains and flooring wear.
- •Build a punch list and share it with your contractor the same day.
2. Handle repairs before cosmetics
Plumbing leaks, electrical problems and drywall damage should be fixed first. Painting or cleaning before repairs usually means doing that work twice.
3. Patch and paint
Fill nail holes, repair dents and paint. Using the same standard paint color across units makes touch-ups faster on every future turnover.
4. Repair or replace flooring
Replace damaged sections or worn carpet. Durable, water-resistant flooring such as luxury vinyl can shorten future turnovers because it holds up well between tenants.
5. Deep clean last
- •Kitchen: inside cabinets, appliances, counters and sink.
- •Bathrooms: tub, shower, toilet, vanity and mirrors.
- •Windows, sills, blinds, baseboards and light fixtures.
- •Floors throughout, after all other work is finished.
6. Final walk-through
Check the punch list one more time, confirm everything works and take photos for your listing and your records.
